In 2004 and 2005, Wilmington was in a strong sellers market with many properties remaining on the market for a week or less. Homeowners saw a back to back average appreciation of 20% in 2004 and 2005. In 2006, Wilmington NC real estate went through a transition as did the rest of the country. Yet, outperforming many hot markets, Wilmington NC still realized a 5% appreciation on average for the year. 
 
In 2007, buying cooled down to match much of the rest of the nation.  Yet the average price continued to rise.  Now in 2008, Wilmington NC is clearly in a buyer’s market and is in an adjustment period.
